San Diego State University (SDSU) officially commenced the construction of its Mission Valley mixed-use project on March 6, 2024. The initiative, named Avalon Mission Valley, will introduce 621 residential units ranging from studios to three-bedroom apartments. This development is strategically located east of Snapdragon Stadium within the existing Orange Lot and is being led by AvalonBay Communities.

SDSU President Adela de la Torre emphasized the project’s community-focused design, stating, “This development is designed primarily for our neighbors, our community and for San Diego residents.” She highlighted the collaborative efforts with civic partners to create a vibrant, walkable neighborhood that enhances access to transit, recreation, and innovation.

Avalon Mission Valley plans to incorporate approximately 30,000 square feet of retail space on the ground floor, which will be anchored by a grocery store. Additionally, the project will feature public art installations and aims for LEED Gold Certification, demonstrating a commitment to sustainable building practices. As construction progresses, parts of the Orange Lot will be fenced off to facilitate the work, with occupancy projected for 2028.

Mark Janda, senior vice president of development for AvalonBay Communities, expressed enthusiasm for the project, stating, “We’re proud to be part of SDSU’s bold vision for Mission Valley and excited to help bring this new community to life.” He described the development as not merely housing, but as a catalyst for a connected and thriving neighborhood.

The groundbreaking ceremony was attended by notable figures, including San Diego Mayor Todd Gloria, City Council President Joe LaCava, and Councilmember Raul Campillo, all of whom support the vision for the area.

At full build-out, the SDSU Mission Valley project envisions the creation of 80 acres of parks and open spaces, accommodating up to 4,600 market-rate and affordable housing units. The development will also feature 1.6 million square feet of research space, 95,000 square feet of retail space, and a hotel. An “innovation district” is also planned to bolster SDSU’s educational, research, entrepreneurial, technology, and athletics programs.

This ambitious project signifies a significant step towards reshaping the Mission Valley area, aiming to enhance community engagement and support local residents through thoughtful urban planning.
