Kiawah Island Board Approves Zoning Variances in Public Hearing

The Town of Kiawah Island’s Board of Zoning Appeals (BZA) convened on September 22, 2025, to address several variance requests concerning property developments on the island. The board made key decisions impacting local construction regulations during the public hearing.
Among the approved requests was CASE# BZA25-000011, which sought an increase in maximum lot coverage by approximately 0.64% for a proposed addition at 1031 Warbler Court. This request was granted without any conditions.
Additionally, the board approved CASE# BZA25-000013, which involved a request to reduce the required 5-foot side setback by about 31 square feet for another addition at the same property, 1031 Warbler Court. This variance was approved, but with specific conditions attached.
In contrast, the BZA denied CASE# BZA25-000014, which requested a reduction of the required 30-foot side setback for approximately 42 square feet related to a proposed HVAC stand located at 138 Blue Heron Pond. This denial indicates the board’s commitment to maintaining certain zoning standards.
The decisions made during this public hearing reflect the ongoing efforts of the Kiawah Island Board of Zoning Appeals to manage land use and development effectively on the island, balancing growth with community standards. The board’s rulings are expected to influence future property modifications and the overall development landscape of Kiawah Island.
